I agree with you it’s both helpful and frustrating. The idea behind it is strong, but the execution seems inconsistent. Waiting years for assistance defeats the purpose when people need help now. From the landlord side, I can understand concerns about inspections and delays, but at the same time, guaranteed rent payments should be a benefit. It feels like there’s a disconnect somewhere.
The rent inflation point you made is also important. Some landlords do adjust prices when vouchers are involved, and that affects the overall housing market.
